A car wash is a relentlessly wet building. The wash bay is filled with spray and near-saturation humidity for most of the operating day; the soaps, waxes, and de-icing chemicals carried in on vehicles accelerate corrosion; the large entry and exit openings let cold air cycle the structure through freeze-thaw; and water has to be moved off every surface. A standard commercial shell was never detailed for that combination.

These loads are predictable, so the envelope can be engineered to withstand them rather than wrapped in a generic spec. Constant Humidity and Spray

Constant humidity and spray define the interior, because the wash bay runs at near-saturation for most of the day and that moisture condenses on any cool surface and works into any gap. Non-porous, water-shedding interior surfaces and vapor control tuned to that load keep the moisture from accumulating inside the wall and roof build-up.

A continuous air barrier limits how much of that saturated air migrates into wall and roof cavities, where it would wet insulation and corrode hidden connections, so sealing the bay protects the rest of the structure.

Because the humidity is persistent and high, insulation and vapor control tuned to the interior keep surfaces above dew point where possible and prevent the hidden wetting that quietly degrades the assembly.

Corrosion-Resistant Detailing

Corrosion-resistant detailing is a default in a car wash, because the combination of constant water and wash chemicals attacks ordinary metal far faster than a neutral environment would. Corrosion-resistant or coated fasteners and flashing, and coatings matched to the actual chemistry, let the shell survive years of exposure.

Warm, chemical-laden, humid air rises and condenses overhead, so the roof deck and its fasteners deserve the same corrosion scrutiny as the visibly exposed zones below, since they often fail first and out of sight.

Isolating structural metal from direct exposure and detailing junctions to shed rather than trap the chemical-laden water keeps the corrosion from starting where it is hardest to reach.

Freeze-Thaw at Openings

Freeze-thaw at openings is a cold-climate reality, because the large entry and exit doors let cold air reach wet surfaces, and water that freezes and thaws in joints and materials drives them apart over time. Detailing the openings and the surfaces around them to shed water and tolerate the cycling protects those vulnerable zones.

Materials and sealants at the openings should be chosen for the freeze-thaw exposure, since a detail that holds up in a dry building can fail quickly where water repeatedly freezes in it.

Managing the air and heat at the openings — so the surfaces near them are less likely to sit wet and freezing — reduces the cycling that damages both the envelope and the equipment.

Drainage and Washdown

Drainage and washdown decide where all that water goes, so positive floor drainage sized for the real volume and cleanable, non-porous surfaces with integral floor-to-wall coving keep water off slabs and out of the assembly. The slab-to-wall joint is a frequent leak path and belongs in the envelope conversation.

Where water is allowed to stand or wick, it feeds corrosion and, in cold weather, freeze-thaw, so moving it quickly to drains protects the whole structure.

The most valuable move overall is treating the car wash as a water-management system — corrosion-resistant, water-shedding, and drained — rather than a generic commercial box, which is what keeps it from deteriorating early.
