Building Envelope Consulting

The Guardian of
Every Square Foot
You Build.

Most firms show up after the leak. We're the consultants you bring in to prevent it — with forensic-grade expertise, FGIA/AAMA-accredited testing, and Architect-of-Record waterproofing design that protects your investment from the day the slab pours to the day the warranty expires.

The Challenge

Building Envelopes Fail
by Physics, Not by Accident.

A water stain on a ceiling is not a mystery — it's a data point. Rising energy bills are a data point. A sealant joint that separates three years early is a data point. Every one of these symptoms traces back to a design decision, a material selection, or an installation detail that the building envelope didn't enforce hard enough.

Yet most projects still treat the envelope as a finishing discipline — something to be value-engineered late, bid cheaply, and inspected casually. The result: water intrusion remains the single largest category of construction defect litigation in California under SB 800 (Cal. Civ. Code §895 et seq.), with settlements on multi-family projects frequently exceeding eight figures.

ACE Building Envelope Design exists to stop that cycle. We are a full-service building envelope consulting firm headquartered in Concord, California, with a second office in Nampa, Idaho and a virtual office in Newport Beach, California. As a FGIA/AAMA-accredited testing agency certified through the Fenestration & Glazing Industry Alliance with Architect of Record capability for the waterproofing scope, our findings are legally defensible, our methods follow ASTM E1105 and ASTM E783 protocols, and our recommendations are built on decades of forensic investigation aligned with IIBEC best practices.

Pattern Recognition

Every Failure Looks New.
Almost None Are.

Decades of forensic investigation produce a pattern library most firms never develop. Here's what we see over and over — and how ACE resolves it.

What We See Most Often

How ACE Resolves It

The Guardian Philosophy

Six Principles.
One Relentless Standard.

We named the firm ACE, but the shield in our logo says more. Every engagement runs on six words that describe what we owe the buildings — and the people — we protect.

Protect Prevent Perform Verify Defend Safeguard
Why Forensic Background Matters

Our Designers Have Spent Decades
in the Failures Other Firms Designed.

The best envelope designers in the Western U.S. share one thing in common: they spent the first half of their careers investigating why other people's buildings leaked. That forensic pedigree is not marketing — it's the reason ACE's new-construction details don't show up in someone else's defect case three years later.

Led by CEO Conor Meyers, President John Harris, Director Jedidiah Brandman, and Kevin Moultrie, ACE's team has investigated thousands of envelope failures — from below-grade waterproofing omissions that drove seven-figure remediation costs, to non-accredited fenestration installations that required full replacement after failing field tests, to concealed flashing defects that presented as window leaks but originated three feet above. Each investigation sharpens the design instinct.

"Prevention is always less expensive than repair, always less disruptive than remediation, and always less stressful than litigation. The math on design-phase consulting is not close — it's a 1x investment that avoids a 10x construction-phase fix and a 100x post-occupancy repair." — ACE Engineering Desk · Forensic-Informed Design Principles

What This Means for Your Project

  • Waterproofing details reviewed against a mental catalog of thousands of documented field failures
  • Fenestration specifications written by people who have personally conducted ASTM-standard accredited tests your building will face
  • Constructability feedback informed by which details installers actually build correctly under time pressure
  • Remediation designs that account for building-specific context, not generic templates
  • Documentation standards aligned with AIA contract requirements that hold up in warranty disputes and defect litigation

Questions

Frequently Asked Questions.

A building envelope consultant designs, tests, and troubleshoots the exterior systems that protect a building from water, air, and thermal intrusion — including walls, roofs, windows, waterproofing membranes, sealant joints, and all the transitions between them. ACE provides this expertise across the full project lifecycle, from design through post-occupancy forensics.
FGIA/AAMA accreditation means ACE meets the rigorous operational and methodological standards set by the Fenestration and Glazing Industry Alliance for legally defensible field testing of windows, curtain walls, storefronts, and skylights. Accredited reports hold up in warranty disputes, construction defect litigation, and insurance claims in ways that non-accredited reports cannot.
Field observation and testing reports are delivered within one week of each site visit — enabled by our proprietary database-driven inspection system that logs every observation in real time. Conditions assessment reports are issued within three weeks of field investigation. Design-phase deliverables follow the project schedule.
California, Arizona, Nevada, Idaho, Oregon, Utah, and Washington. Field teams deploy from our Concord, CA headquarters and our Nampa, ID office.
Ideally during the design phase — the earlier ACE is engaged, the more risk we can eliminate before it gets embedded in construction documents. That said, we also provide construction administration, warranty inspections, and forensic investigation — so mid-construction or post-occupancy engagements are both common and valuable.
This is one of the most common calls we receive. Water typically enters at one location and travels along concealed pathways — behind cladding, along flashing, through wall cavities — before becoming visible somewhere else entirely. ACE's forensic investigation methodology uses infrared thermography, accredited water testing, and moisture mapping to pinpoint the actual entry point so the repair addresses the real source, not just the symptom.
If your building could face a warranty claim, insurance dispute, or construction defect litigation, the answer is yes. ACE's FGIA/AAMA-accredited testing and systematic inspection documentation produce certified reports that meet the evidentiary standards required by attorneys, insurers, and warranty providers.
